This two-family detached home in Midwood from 1923 has two happy sun rooms and enough windows on all four sides to possibly cure seasonal affective disorder. In estate condition, 1223 East 35th Street is being sold as is and needs work, but it’s got most of its original details intact plus a driveway and garage.

The house is wood frame with bright green shingles on the second level and dormer, a hipped roof with overhanging eaves, and abundant windows on all four sides.

Inside, two nearly identical two-bedroom floor-through apartments are served by two sets of stairs. They both have six rooms: sunroom, living room, dining room, kitchen, and two bedrooms. The top apartment has access to the unfinished attic, and the bottom one connects to the cellar.

Original details include parquet with inlaid borders, low paneled wainscoting, coved ceilings, and one-panel doors with glass knobs. The white hex tile floors in both bathrooms is likely original; same goes for the high white subway tile and some of the white-painted bead board in one of the bathrooms shown.

One of the kitchens is fairly recently renovated, with country-style wood cupboards, painted bead board, granite-look laminate counters, and matching tan tile or vinyl flooring. The other kitchen has mid-20th century slab wood cupboards, laminate floors and faux brick veneer covering the walls and backsplash.

Each unit has five closets. The backyard is overgrown with greenery but could shape up into a nice garden.

The cellar is finished and also has a bathroom and kitchen; the latter could pose challenges for obtaining a mortgage. While the condition of the systems isn’t specified in the listing, from Danny Chung of Pride Estates, likely the house would benefit from new mechanicals, kitchens and restored bathrooms.

1223 East 35th Street dates from 1923, the certificate of occupancy and real estate ads for other houses on the block show. An open house is scheduled for Sunday, January 12 from noon to 2 p.m.
